Whether you’re a landlord looking to bring a tired retail unit back to life, a business owner planning an office upgrade, or a housing association managing a backlog of maintenance work, commercial property renovation is a significant undertaking. Get it right and you protect the value of your asset, keep tenants happy and meet compliance requirements. Get it wrong and you’re dealing with delays, cost overruns and substandard finishes that need redoing.
At LAW Construction, we’ve been delivering commercial building and maintenance work across Rhyl, North Wales and the wider North West for decades. This guide covers what to expect from a commercial renovation project, how to choose the right contractor, and what separates a well-managed job from a problematic one.
What counts as commercial renovation?
Commercial renovation covers a broad range of work. At the lighter end, it includes cosmetic updates: fresh plastering, new flooring, repainting, improved lighting. At the heavier end, it takes in full strip-outs and refits, structural repairs, roofing, fire protection upgrades, and compliance work such as damp remediation or electrical system modernisation.
The types of commercial properties we regularly work on include:
- Office buildings and co-working spaces
- Retail units and shop fronts
- Warehouses and industrial facilities
- Schools, healthcare buildings and council properties
- Hospitality venues including hotels, restaurants and cafes
- Housing association properties across North Wales
Each of these comes with its own set of requirements, timelines and pressures. A school can only be accessed during holidays. A retail unit needs the work done in phases to keep trading. A warehouse may need to stay partially operational throughout. A good contractor plans around these constraints from day one rather than treating them as afterthoughts.

The most common commercial renovation projects in Rhyl and North Wales
Office refurbishment
Office spaces often fall behind. What was built out fifteen years ago rarely meets the expectations of today’s workforce or tenants. We carry out full office refurbishments covering partition walls, suspended ceilings, new flooring, redecoration, kitchen and welfare facilities, and improvements to natural and artificial lighting. A well-executed office refurbishment can meaningfully improve employee productivity and make a space easier to let or sell.
Retail and hospitality fit-outs
Retail and hospitality renovation is fast-paced work. Owners need the space back quickly and to a high standard. We’re experienced in working to tight deadlines, coordinating multiple trades, and delivering clean, professional finishes that stand up to daily commercial use.
Housing association maintenance
We work with housing associations across North Wales on ongoing maintenance programmes covering plumbing and heating, structural repairs, exterior repointing and rendering, internal redecoration, and compliance work including damp and mould remediation. Our team holds the relevant accreditations for this type of work, and we understand the reporting and documentation requirements that come with public sector contracts.
Insurance rebuild and reinstatement
When a commercial property suffers fire damage, flood damage or structural failure, the rebuild process needs careful management. We work directly with insurers and loss adjusters to agree on repair costs and scope, then carry out the reinstatement to the required standard. If you’re dealing with a damaged property and don’t know where to start, get in touch with us and we can walk you through the process.
Exterior works and refurbishment
The exterior of a commercial building is the first thing clients, tenants and customers see. Cracked render, tired cladding, failing pointing and dated shopfronts all undermine confidence in a business. We carry out full exterior refurbishments including rendering, cladding, repointing, roofing repairs and decorating, with the same standard of finish we apply to interior work.
How to plan a commercial renovation project
Be clear on your objectives before you start
Before speaking to any contractor, be clear on what you’re trying to achieve. Are you renovating to retain an existing tenant? To attract new ones? To meet a compliance deadline? To improve energy efficiency? Each objective leads to different decisions about scope, materials and timescales. A contractor who understands your objective can help you prioritise the work accordingly rather than just quoting for everything on a list.
Set a realistic budget with contingency
Commercial renovation budgets need a contingency built in, typically 10 to 15 percent of the total project cost. Older buildings in particular often reveal unexpected issues once work begins: hidden damp, outdated wiring, asbestos in ceiling tiles, structural movement that wasn’t apparent from the outside. A contingency means these discoveries don’t derail the project.
Understand the planning and compliance picture
Some commercial renovation work requires planning permission. Changing the use of a building, making significant alterations to a listed building, or modifying the exterior of a property in a conservation area all typically require consent. Building regulations apply to structural work, fire safety, accessibility and energy performance. An experienced contractor will flag these requirements early rather than leaving them for you to navigate alone.
Get the programme right
Timing matters in commercial renovation. If the property is occupied, work often needs to be phased to minimise disruption. If there’s a lease renewal or sale in the pipeline, the completion date is fixed. Agree the programme in writing before work starts, including milestones, what happens if materials are delayed, and how changes to scope will be handled.
What to look for in a commercial renovation contractor
Choosing the right contractor is the most important decision in any renovation project. Price matters, but it’s not the only thing that matters. Here’s what to look for:
Relevant accreditations
For commercial and public sector work, accreditations matter. CHAS accreditation, for example, demonstrates that a contractor has been independently assessed for health and safety compliance. It’s a baseline requirement for many public sector and housing association contracts, and a reasonable thing to ask for from any commercial contractor.
Experience in your sector
A contractor who does a lot of residential work isn’t automatically the right choice for a complex commercial project. Ask specifically about experience in your type of property. Have they worked on schools, healthcare buildings or industrial facilities? Can they provide references or examples of similar projects?
Clear communication and transparent quoting
A good contractor provides a detailed written quote that breaks down costs clearly. Vague quotes lead to disputes later. They should also be straightforward about what they can and can’t do, honest about timescales, and proactive about flagging problems rather than waiting to be asked.
Local knowledge
For work in Rhyl and across North Wales, local knowledge is a genuine advantage. We know the building stock in the area, the common issues in older commercial properties, and the planning and building control requirements that apply locally. That means fewer surprises and faster decisions when issues arise on site.
If you’re in the process of evaluating contractors, our guide to choosing the right contractor in North Wales covers this in more detail.
